Vacant Home Prospecting Letters!

Have you seen vacant homes in your real estate prospecting area? What about unattended vacant lots or land? These are all potential prospects and many agents are either to lazy to send letters to the owners of these properties or they don’t know how to get in touch with them.

The good news is it’s easy to find the names and addresses of these properties using the MLS, or your local county clerks records. The other option is to pay for a list service that specializes in these types of leads.

After you get the cold lead (address and contact information), send a series of letters. I personally like the first one here but there are two more you can model of your campaign.

Vacant Home Prospecting Letter #1:

Dear Mr./Ms. (name),

Hello there! My name is (name) and I was helping a client of mine find a property in (name of town). I happened to drive past your property at (address) and noticed that it’s vacant.

Photo Of Property

I saw some potential damage to the home that you may not be aware of.

Would you like me to take some photos of your property and the potential damage, and mail or drop them off to you?

Vacant Home Absentee Owner Letter #2:

Dear Mr./Ms. (name),

Dear (Name),

My name is (Name). I am a Realtor® specializing in the listing and selling of homes in the (location) area. I noticed that a home you own is vacant at the moment.

There are many reasons why someone might leave a home unoccupied. Maybe you have moved to another state and you were waiting until the market improves; maybe you can no longer afford your mortgage and are working out a short sale; or maybe you inherited it from a relative and are not quite sure what next step to take.
