Real Estate Farming Letters!

A sequence of three real estate farming letters is an old school way to target your neighborhood and introduce yourself as the go to agent for your neighborhood.

My recommendation is to include a promotional item with your contact information on it. Make sure that this gift item is something that your neighbors can use over time so that your name is still in front of your neighbors weeks after they put your letter in the recycling bin.

Hi there Name,

Not long ago, I sent you a letter introducing myself as your local real estate agent. I’m following up to give you some current statistical information about your neighborhood. It’s pretty impressive!

There are some tremendous advantages in selling right now. The economy has begun to stabilize, home prices are beginning to increase, and interest rates are still reasonable for buyers.

Your neighborhood has a solid reputation of great value, and you are in the position to capitalize on it.

Please give me a call. My phone number is (phone #). I would love to meet with you to explain the current housing market and why this is a great time to think about selling your home.

I realize that selling is a big decision and that it may seem daunting to you, but with my help, you’ll find the process simple to navigate.

When we meet, it will not be a high pressure sales pitch – that’s not my style. It’s simply an opportunity to have a conversation about all of your options. I look forward to meeting you.

This may very well be one of the most enlightening discussions you have ever had.

Sincerely,

Neighborhood Letter Sample #3.

Name
Recipients street address
City, State, Zip

Dear Name,

Spring is just around the corner, and home buyers who weren’t able to find the perfect house in the fall are eager to see what is now available.

According to the National Association of Realtors/U.S. Census Bureau, existing home sales are up 5.9 percent but inventory is down. This is a good sign for sellers who want top dollar for their home.

I am including a link to a video of your neighborhood because it so clearly demonstrates its appeal for potential buyers.

Give me a call. As a local real estate agent with years of experience, I would love to meet with you so that we can discuss your real estate options. I have a great deal of housing market insight, and it’s all good news.

I won’t take up much of your time – and I believe that it may be one of the most enlightening conversations you will ever have.

My phone number is (phone #). I look forward to hearing from you.

Sincerely,

More Real Estate Farming Tips and Ideas!

  • After the garage sale you can send or drop off another letter a month or two down the road letting your neighbors know that you are creating a resource guide for services that we all need like contractors, landscapers, bookkeepers etc. and you would like their input if they are interested. Once you create it drop it off in person.
  • Don’t give up after your farming sequence. Have a non threatening strategy to follow up. For example, you could begin a neighborhood garage sale and send or drop off another letter that is promoting the garage sale. After you send it out follow up by walking the neighborhood and asking if they are going to participate.
  • A few months later you can drop off a helpful item with your contact information on it. This item should be something your neighbors can use and will have a long shelf life. A unique idea I heard about a few weeks ago was to put your contact information on a container of salt. But you also drop off something like a notepad or water bottle with a note attached.
  • Why not start your own neighborhood newsletter with interesting bits of information one what’s happening and other useful tips? This could be as simple as a one page bulletin.

Of course all of this marketing should be supplemented with information on the market including sales information of homes in the area.
