For Sale By Owner Prospecting Letter!

Homeowners who try to sell their homes by themselves often discover how difficult and risky the task can be.

Many of these for sale by owner (fsbo) homes are listed for one of several reasons. The main reason is usually because the owner does not want to pay the commissions to agents. It can add up.

But what they may not have considered is the fact that a real estate agent can usually get a house sold faster and for a larger amount than someone who is not an experienced agent.

Plus, there is quite a bit of risk, legally speaking. I am not a lawyer but I do know that it’s much better to have a large real estate company backing up the legal issues that can and will arise.

I know I am preaching to the quire so I’ll get down to prospecting fsbo’s with a letter system.

One of the key factors in getting your for sale by owner prospecting letter to work is to be consistent with your follow up. You can’t expect someone who has listed their property for sale to suddenly have a change of heart and call you right when they get your fsbo sales letter.

So you have to mail consistently for several months, even for a year to two. That’s why I am a big fan of print newsletters because they are engaging, helpful, and they keep your name in front of your prospect every month.

I digress. Send a series of two or three for fsbo letters and then follow up every month preferably a newsletter, or a series of postcards and letters thereafter.

It takes time for an owner to realize they need professional help and you have to be there when that change of heart occurs.

As you consider your options, keep these facts in mind:

  • As a realtor, I already have an extensive network and may be able to find the right buyer for your home quickly. I also know how to market to the right audience.

The price of using a realtor is probably one of the factors that convinced you to sell your home yourself. But, believe it or not, you may actually be losing money this way. The 2014 Profile of Home Buyers and Sellers by the National Association of realtors found that “the typical agent-assisted home sale typically has a 13 percent higher sales price than the typical FSBO sale.“

Provide Helpful Tips and Advice.

The letter above is simply an introductory real estate agent letter. Your follow up letters should not just be about promoting you. You need to provide helpful tips and advice in each letter to help them get a better grasp of the selling process.

In addition you should gently provide reasons why they should consider listing with a real estate agent.

For example, after you provide a helpful tip you can say something like this in the body copy or PS of your for sale by owner sales letter:

(Name), studies show that properties sold by a licensed real estate agent like myself sell as much as 25% more than a for sale by owner property. Plus, we handle all the time consuming paperwork and negotiation for you. If you have any questions on this or anything in the For Sale by Owner Help Kit I sent you give me a call at 555-555-5555 anytime.

If they find that you are knowledgeable and helpful they just might decide to give you a call or refer a friend to you.

As I have been preaching for years, include a promotional item in your envelope so that it not only increases the likelihood that your envelope will get opened and your letter read, but the promo item will keep your name in front of them day after day, after they shred your letter 🙂

Landscaping Sales Letters!

You’ll separate yourself from the crowd instantly with a landscaping sales letter. I know that sounds silly but it’s true. Landscaping companies are not known for their marketing.

Lawn Care Sales Letter Sample!

If you take the time to regularly mail a lawn care sales letter to a list of homeowners who have lawns that need regular attention from a professional you will probably get a consistent number of new clients from your efforts. Especially if you are persistent with your mailings. 

I used to be a landscaper myself. I worked for a landscape business owner who never went on the jobs with us. He stayed home while we worked our rear ends off. We had to drive around a 40 mile area and maintain the front and back yards of anywhere from 8 to 12 homes every day. Some of these homes had large yards.

Do you know how this guy got new clients? He drove around and cold called on homeowners and used his southern drawl to charm people. Most of us don’t have the charm of this man so we have to use a few more tools to get new business in the door.

Window Cleaning Sales Letter Samples!

Sometimes all you need is a simple window cleaning sales letter to target potential commercial and residential customers to generate new business. Simply get yourself a well researched list and send your letter.

A week or two after you send the first letter send a second follow up letter.

Include your business card or a refrigerator magnet (because this will make your envelope ‘lumpy’ and is a proven technique to boost response). See, a lumpy envelope creates curiosity and gets people who normally just sort these letters over the trash will be more likely to open it.

You don’t have to use a magnet. You can use hundreds of other items like pens, flashlights, bottle openers, even custom imprinted candy! Be creative.

Also, when you include a promotional product like a pen or something it gives you something to talk about it in the second follow up letter; “A couple of weeks ago I sent you a letter with a pen in it, do you remember? Well, I didn’t hear from you so I thought I would try to reach you again (Name). Anyway…” Something like that.

If you target prospective new clients with a gym sales letter you might get a constant flow of new business.

Advertising online, in the local coupon books, and with groupon is always a good idea. But one thing your competition is not doing is using direct mail.

If you spend time looking for a good list and mailing a personalized letter to the people on this list you just might hit the jackpot.

A sequence of three real estate farming letters is an old school way to target your neighborhood and introduce yourself as the go to agent for your neighborhood.

Seasonal Email Letter Campaigns For Retail Marketing!

Let’s discus how to use seasonal email letter campaigns to build demand for your retail sale or event.

A sequence of email marketing letters can work like gang busters. But they will work even better if you combine them with direct mail and text message marketing.

What we did successfully in our business for years was send out at least one postcard or a sales letter  (usually a sequence of two and three) to our clients informing them of a sale we were having. Every sales was themed around a season, holiday, or an event.

We sent out a sequence of 4 email marketing letters in addition to a postcard or direct mail sales letter. Everything was timed to hit all of our customers starting two or three weeks out. We sent up to five emails which where spread anywhere from 3-7 days apart.  The final email was always sent on the day of the sale or event.

We also included a text message marketing sequence as well. This way we hit every customer or client on our list up to three different ways at different times and days. This is important because you never know which type of contact is the one that is going to drive your customers to your sale.
