Below is a two letter sequence with the goal of converting renters into homeowners.

Isn’t it frustrating to see people paying rent when you know they could pay the same amount they are paying in rent, or even less (maybe a little more), and own a home, condo, or townhouse instead?

But the fact is, people who don’t know you are not going to pick up the phone right away and buy a house after one or two letters. But if you warm them up with your letters and establish yourself as the expert you will eventually get someone to make a move.

One way to generate a flow of leads from renters and other niches is to use sales letters in conjunction with newsletters. Basically you send two or three letters over two or three weeks and then follow up with a newsletter every month from then on.

Think about it. Most renters are not considering buying a home the day they get your first or second letter. But they usually will consider this option in the future when some life changing event occurs. For example, maybe one day they realize they are stuffing the pockets of their landlord, or maybe they got a raise, or perhaps they received an inheritance. Below is a series of three financial planning sales letters that I hired an up and coming copywriter to write for me about ten years ago, give or take. I also included them in my book 21st Century Lead Generation (which is no longer available).

These letters are exceptional in terms of copywriting and they received a good response when they were used in Australia.

You can model them for your business lead generation efforts. Keep in mind they were formatted differently than they appear in this article. There was different bolding and fonts used.

Although a realtor marketing letter system can be costly the returns can be well worth the investment.

Heck, one new client can pay for one marketing system several times over so perhaps you should test direct mail yourself.

There are no guarantees a direct mail sales letter will work. But if you have the money and patience you can generate a consistent flow of new clients every year. However, you can’t just send one letter and expect the phone to ring.

New Service Announcement Letter System!

If you want to launch a new service or product with a letter system there is no better way to learn than from a real world small business that actually did it.

In this guide you will get a detailed close up look at a launch we did for a new airbrush tanning service in our salon. In addition you’ll get a second announcement letter example that you can model for the insurance industry.

If you are thinking, ‘These are not my industries’, you are missing the boat. Any letter or system can be modeled in another industry and work just as well or even better.

As a matter of fact I modeled the letter and postcard in this example from a small business that sells designer suits to men.

Below is a sales letter we used to announce our new Mystic Tan booth (we followed up with a postcard which is included after the sales letter). This was a very successful promotion because it drove new and old customers back to the salon, putting several thousand dollars in our pocket in the front end and generating a constant flow of repeat business and referrals for years.

The key to the success of this new service announcement was to follow up with a postcard and a phone call (use a third postcard or letter if you don’t want to use the phone).

Follow up is very important when you are doing a promotion because often times people forget about you within minutes and they need to be reminded of your new product or service.

This works exceptionally well when you have an expiration date (this is essential on almost all promotions).

By the way, we also had our staff politely follow up on the phone.

You can model this for any service you have in your salon or small business. You can even do this if you have had a service or product that is not getting very much attention as you were expecting. Especially if it is buried in the back of your business.

Real Estate Investor Letter System!

A well thought out real estate investor marketing letter system can produce qualified leads. But you have to do it properly and you have to be consistent not only in your messaging but in your follow up marketing letter system.

Often a marketing system fails because a short cut was taken to save money. I understand that. Direct mail marketing is costly.

But I am confident that if you choose a good list and send a well written sequence of letters (seven to ten days apart) and they have the right messaging you can get a deal or two in the pipeline, and perhaps more.

Elder Care Marketing Letter!

My Dad had a massive stroke 14 years ago which left his entire right side paralyzed. He is be ridden and gets up in a chair with the help of a hoyer lift once every three weeks if we are lucky.

My mother cared for him all by herself for 5 years, and then she was too frail to care for him on her own so we hired care takers for the next 8 years. Vacant Home Prospecting Letters!

Have you seen vacant homes in your real estate prospecting area? What about unattended vacant lots or land? These are all potential prospects and many agents are either to lazy to send letters to the owners of these properties or they don’t know how to get in touch with them.

The good news is it’s easy to find the names and addresses of these properties using the MLS, or your local county clerks records. The other option is to pay for a list service that specializes in these types of leads.

Construction Company Sales Letter!

When people think of construction they think of hard hats, rough shod men and women, and bright orange safety vests. But you and I know that construction is big business and you have to look and act professional when you are working with clients. But you would be surprised at how many busy contractors are running around with dirty jeans and t-shirts when they meet with clients who are in charge of writing big checks for their projects.

A construction sales letter is no different than you. As a matter of fact, it’s you multiplied and it’s just as important as your first personal meeting with a client. The first contact is the one that sets the tone for your business.

But you don’t want to be too professional and bore your potential clients. A good sales letter for a contractor or construction company will convey the benefits of working with you and what sets you apart from the competition.

There is a second, third, fourth and fifth component to a construction business letter. You have to mail to your prospects more than once. In fact, you need to contact them over and over again because they will forget about you weeks after you send each letter.

So send two or three follow up letters, postcards, and even a newsletter. Include a promo item in at least one of the letters so that they have something in the office or home to remind them of you days after they trash your letter.

For Sale By Owner Prospecting Letter!

Homeowners who try to sell their homes by themselves often discover how difficult and risky the task can be.

Many of these for sale by owner (fsbo) homes are listed for one of several reasons. The main reason is usually because the owner does not want to pay the commissions to agents. It can add up.

But what they may not have considered is the fact that a real estate agent can usually get a house sold faster and for a larger amount than someone who is not an experienced agent.

Plus, there is quite a bit of risk, legally speaking. I am not a lawyer but I do know that it’s much better to have a large real estate company backing up the legal issues that can and will arise.

I know I am preaching to the quire so I’ll get down to prospecting fsbo’s with a letter system.

One of the key factors in getting your for sale by owner prospecting letter to work is to be consistent with your follow up. You can’t expect someone who has listed their property for sale to suddenly have a change of heart and call you right when they get your fsbo sales letter.

So you have to mail consistently for several months, even for a year to two. That’s why I am a big fan of print newsletters because they are engaging, helpful, and they keep your name in front of your prospect every month.

I digress. Send a series of two or three for fsbo letters and then follow up every month preferably a newsletter, or a series of postcards and letters thereafter.

It takes time for an owner to realize they need professional help and you have to be there when that change of heart occurs.

Provide Helpful Tips and Advice.

The letter above is simply an introductory real estate agent letter. Your follow up letters should not just be about promoting you. You need to provide helpful tips and advice in each letter to help them get a better grasp of the selling process.

In addition you should gently provide reasons why they should consider listing with a real estate agent.

For example, after you provide a helpful tip you can say something like this in the body copy or PS of your for sale by owner sales letter:

(Name), studies show that properties sold by a licensed real estate agent like myself sell as much as 25% more than a for sale by owner property. Plus, we handle all the time consuming paperwork and negotiation for you. If you have any questions on this or anything in the For Sale by Owner Help Kit I sent you give me a call at 555-555-5555 anytime.

If they find that you are knowledgeable and helpful they just might decide to give you a call or refer a friend to you.

As I have been preaching for years, include a promotional item in your envelope so that it not only increases the likelihood that your envelope will get opened and your letter read, but the promo item will keep your name in front of them day after day, after they shred your letter 🙂
