Construction Company Sales Letter!

When people think of construction they think of hard hats, rough shod men and women, and bright orange safety vests. But you and I know that construction is big business and you have to look and act professional when you are working with clients. But you would be surprised at how many busy contractors are running around with dirty jeans and t-shirts when they meet with clients who are in charge of writing big checks for their projects.

A construction sales letter is no different than you. As a matter of fact, it’s you multiplied and it’s just as important as your first personal meeting with a client. The first contact is the one that sets the tone for your business.

But you don’t want to be too professional and bore your potential clients. A good sales letter for a contractor or construction company will convey the benefits of working with you and what sets you apart from the competition.

There is a second, third, fourth and fifth component to a construction business letter. You have to mail to your prospects more than once. In fact, you need to contact them over and over again because they will forget about you weeks after you send each letter.

So send two or three follow up letters, postcards, and even a newsletter. Include a promo item in at least one of the letters so that they have something in the office or home to remind them of you days after they trash your letter.

Mortgage Broker Letter To Homeowners!

Interested in farming local homeowners for leads and referrals? First you should  send a mortgage broker introduction letter and follow up with several more letters, postcards, and a newsletter. This way you farm your local area and get your name in front of homeowners who may have to refinance or get a new loan in the future.

As with most farming letter sequences you should use a promotional item in one or two of your follow up letters. This item can be anything that a homeowner will use regularly over time so that your name stays in front of your prospect long after your letter is thrown in the trash.

For Sale By Owner Prospecting Letter!

Homeowners who try to sell their homes by themselves often discover how difficult and risky the task can be.

Many of these for sale by owner (fsbo) homes are listed for one of several reasons. The main reason is usually because the owner does not want to pay the commissions to agents. It can add up.

But what they may not have considered is the fact that a real estate agent can usually get a house sold faster and for a larger amount than someone who is not an experienced agent.

Plus, there is quite a bit of risk, legally speaking. I am not a lawyer but I do know that it’s much better to have a large real estate company backing up the legal issues that can and will arise.

I know I am preaching to the quire so I’ll get down to prospecting fsbo’s with a letter system.

One of the key factors in getting your for sale by owner prospecting letter to work is to be consistent with your follow up. You can’t expect someone who has listed their property for sale to suddenly have a change of heart and call you right when they get your fsbo sales letter.

So you have to mail consistently for several months, even for a year to two. That’s why I am a big fan of print newsletters because they are engaging, helpful, and they keep your name in front of your prospect every month.

I digress. Send a series of two or three for fsbo letters and then follow up every month preferably a newsletter, or a series of postcards and letters thereafter.

It takes time for an owner to realize they need professional help and you have to be there when that change of heart occurs.

For Sale By Owner Letter Sample #1:

Recipients Name
Recipients street address
City, State, Zip

Dear Mr./Ms. (name),

Hello there! My name is (name) and I was helping a client of mine find a property in (name of town). I drove past your property at (address) and noticed that you’re selling it yourself.

Wow! That’s pretty impressive. As a professional realtor, I know how much work that takes, and I admire your efforts and entrepreneurial spirit.

I’d like to help you out by giving you a free up-to-date market analysis for your neighborhood. Having this extra information can help you get the best price and results possible.

If you’re starting to feel overwhelmed by the process (and no one could blame you for that!), feel free to give me a call or shoot me an email. This free market analysis is just the beginning of what I can offer if we work together.

As you consider your options, keep these facts in mind:

  • As a realtor, I already have an extensive network and may be able to find the right buyer for your home quickly. I also know how to market to the right audience.
  • I’ll be able to give viewings when you’re at work or busy.
  • Potential buyers tend to feel more comfortable with realtors. They’ll generally be more honest with me.
  • I know exactly how to stage your home and take beautiful photos to help potential buyers fall in love with the idea of living there.
  • I can get your home listed on the MLS, which gets more buyers’ eyes on it. (Even if you don’t decide to work with me, I’d recommend doing thisbut you’ll need to pay for it.)

The price of using a realtor is probably one of the factors that convinced you to sell your home yourself. But, believe it or not, you may actually be losing money this way. The 2014 Profile of Home Buyers and Sellers by the National Association of realtors found that “the typical agent-assisted home sale typically has a 13 percent higher sales price than the typical FSBO sale.“

Whether you might want to work with me or plan to continue selling on your own, give me a call at (number) or get in touch by email at (email address) and let me know where I can send the the free market analysis of your property at (address).

Sincerely,

FSBO Letter #2.

Recipients Name
Recipients street address
City, State, Zip

Dear (Name),

My name is (Name). I am a Realtor specializing in the listing and selling of homes in your area. I noticed that you are marketing your home on your own.

Many people have found that selling your home without a real estate agent is a viable option and I respect your decision.

If you have any difficulty pricing your property, I’ll be happy to drop off what we call a ‘neighborhood analysis.’ It will give you an idea of current market trends what has been recently sold in your community.

Since selling real estate can be complicated, I also have some helpful connections with Mortgage Brokers and Title Companies that may be useful if you find an interested buyer.

I also have an excellent ‘For Sale by Owner Help Kit’ that offers tools and advice on selling your home. I’ll forward some of this information to you over the next few weeks.

I think you will find that there are some great tips that you may not have considered. In the meantime, you may want to check out my ‘For Sale by Owner” website at (website).

If you need assistance in any other way, please feel to call me at (phone #) or email me at (email address). I wish you the very best in your home-selling adventure.

Sincerely,

Provide Helpful Tips and Advice.

The letter above is simply an introductory real estate agent letter. Your follow up letters should not just be about promoting you. You need to provide helpful tips and advice in each letter to help them get a better grasp of the selling process.

In addition you should gently provide reasons why they should consider listing with a real estate agent.

For example, after you provide a helpful tip you can say something like this in the body copy or PS of your for sale by owner sales letter:

(Name), studies show that properties sold by a licensed real estate agent like myself sell as much as 25% more than a for sale by owner property. Plus, we handle all the time consuming paperwork and negotiation for you. If you have any questions on this or anything in the For Sale by Owner Help Kit I sent you give me a call at 555-555-5555 anytime.

If they find that you are knowledgeable and helpful they just might decide to give you a call or refer a friend to you.

As I have been preaching for years, include a promotional item in your envelope so that it not only increases the likelihood that your envelope will get opened and your letter read, but the promo item will keep your name in front of them day after day, after they shred your letter 🙂

Landscaping Sales Letters!

You’ll separate yourself from the crowd instantly with a landscaping sales letter. I know that sounds silly but it’s true. Landscaping companies are not known for their marketing.

If you can mail a professional landscaping sales letter to a highly targeted list of commercial or residential prospects and then follow up with two more letters I am confident you’ll get your money back from the effort.

Hey, if you keep those new clients more than a year you’ll be in the green (no pun intended). And that does not include the extra referrals you’ll get from these new clients.

But what if you hit a home run with your landscaping letter campaign? If you do well on one small mailing to one neighborhood as a test then you know you can repeat it in several other neighborhoods.

Just be sure you follow up with more than one introductory letter.

Lawn Care Sales Letter Sample!

If you take the time to regularly mail a lawn care sales letter to a list of homeowners who have lawns that need regular attention from a professional you will probably get a consistent number of new clients from your efforts. Especially if you are persistent with your mailings.

I used to be a landscaper myself. I worked for a landscape business owner who never went on the jobs with us. He stayed home while we worked our rear ends off. We had to drive around a 40 mile area and maintain the front and back yards of anywhere from 8 to 12 homes every day. Some of these homes had large yards.

Do you know how this guy got new clients? He drove around and cold called on homeowners and used his southern drawl to charm people. Most of us don’t have the charm of this man so we have to use a few more tools to get new business in the door.

One last thing. Read my tips for lawn care professionals below the sample lawn care letters.

Window Cleaning Sales Letter Samples!

Sometimes all you need is a simple window cleaning sales letter to target potential commercial and residential customers to generate new business. Simply get yourself a well researched list and send your letter.

A week or two after you send the first letter send a second follow up letter.

Include your business card or a refrigerator magnet (because this will make your envelope ‘lumpy’ and is a proven technique to boost response). See, a lumpy envelope creates curiosity and gets people who normally just sort these letters over the trash will be more likely to open it.

You don’t have to use a magnet. You can use hundreds of other items like pens, flashlights, bottle openers, even custom imprinted candy! Be creative.

Also, when you include a promotional product like a pen or something it gives you something to talk about it in the second follow up letter; “A couple of weeks ago I sent you a letter with a pen in it, do you remember? Well, I didn’t hear from you so I thought I would try to reach you again (Name). Anyway…” Something like that.

Personal Trainer Sales Letter!

Aside from using a personal trainer sales letter on your website and marketing yourself online you should consider another underrated medium; direct mail. Very few people are using it and when they do they are not using it well.

There are numerous list companies that can generate a mailing list of people simply based off of gender, age, and income. But other more refined lists are available as well, depending on your area.

For example you can get a list of people who own a treadmill, a mountain bike, or subscribe to a womens or mens health magazine. You can even get lists of people who bought a fitness product or weight loss product online or from an informercial.

Imagine if you bought a list of people who purchased an ab machine. You can craft a sales letter just for them.

Below this sample letter are more tips for personal trainers.

Gym Sales Letter Sample!

If you target prospective new clients with a gym sales letter you might get a constant flow of new business.

Advertising online, in the local coupon books, and with groupon is always a good idea. But one thing your competition is not doing is using direct mail.

If you spend time looking for a good list and mailing a personalized letter to the people on this list you just might hit the jackpot.

For example you can get a highly targeted list of men or women who subscribe to a particular health magazine. You can get a list of people who recently bought a health or fitness product from a infomercial on TV. These are just two of many targeted lists of people who are interested in getting fit and healthy.

You can also get a simple list of men or women or both who are a certain age and income bracket and live within any distance from your gym or fitness club.

Be sure to read the additional tips below the letter.

Real Estate Farming Letters!

A sequence of three real estate farming letters is an old school way to target your neighborhood and introduce yourself as the go to agent for your neighborhood.

My recommendation is to include a promotional item with your contact information on it. Make sure that this gift item is something that your neighbors can use over time so that your name is still in front of your neighbors weeks after they put your letter in the recycling bin.
